Regatta View

Regatta View is a neighborhood of single-family homes near the north end of Saratoga Lake, close to where Fish Creek leaves the lake. Many of the houses were built by Belmonte Builders around 2000 and through the following decade: colonials and custom homes, some with three-car garages or in-ground pools, on lots from about a quarter acre to more than half an acre. The draw is the association’s shared waterfront, a sandy beach with kayak racks and docks on the lake and Fish Creek. It is one of the few places in the city where you can walk from your house to a beach, and agents describe it as a neighborhood where only a handful of homes come up each year.

Where it is

Regatta View is on the east side of Saratoga Springs, off Route 9P near Dyer Switch Road, with Regatta View Drive, Thames Way and Flying Dutchman Way among its streets. The racetrack is about five minutes west by car and downtown a bit farther. The name nods to Fish Creek’s long rowing history; college crews raced there in the 1870s, and the Head of the Fish regatta brought racing back to the creek in 1986. Saratoga Lake, Interlaken and Meadowbrook are the neighbors.

What to know if you’re moving here

Regatta View is a lake neighborhood without lakefront prices on every lot. Here is what buyers in 2025 were looking at.

  • Listings in 2025 ranged from about $849,900 for an updated four-bedroom colonial to $1.3 million for a custom home with lake views on a Thames Way cul-de-sac.
  • One 2025 listing put the HOA at $500 a year. Confirm the current fee and exactly what the beach and dock rights include.
  • Property taxes on Regatta View Drive averaged about $13,700 a year, according to Redfin’s street data.
  • The beach is for kayaks, paddleboards and swimming. Anyone who wants a powerboat slip needs a marina.
  • Schools are in the Saratoga Springs City School District. Listings here have named Caroline Street Elementary, but the district assigns elementary schools by address, so check the district’s zone map.
  • Houses from around 2000 are reaching the age for new roofs, furnaces and air conditioning. Listings that mention recent replacements are worth the premium.

What to do if you’re visiting

Unless you know someone with beach rights, the neighborhood waterfront is private. The rest of the north end of the lake is open to everyone.

  • Lago by Druthers at 550 Union Avenue has lake views and a family-friendly menu of pizzas, sandwiches and Druthers beer.
  • The state boat launch off Union Avenue on the north shore is the public way onto the lake.
  • In the fall, rowing crews from around the Northeast come to Fish Creek for the Head of the Fish.
  • Saratoga National Golf Club, 458 Union Avenue, is a few minutes west.
