Meadowbrook

Meadowbrook is on the east side of Saratoga Springs, out past the racetrack where the city opens up into woods and fields, and the name now covers two things: Meadowbrook Road itself and a newer development of large custom homes that carries the same name. Meadowbrook Road is County Route 65, and it ends at Union Avenue (Route 9P) near Saratoga National Golf Club. The Belmonte Builders development marketed as Meadowbrook puts houses on privately wooded lots that start at about 1.75 acres, on Winding Brook Drive. This is the opposite of the downtown grid: long driveways, big houses and trees between neighbors.

Where it is

Meadowbrook Road runs through the eastern part of Saratoga Springs and meets Union Avenue east of Exit 14 on the Northway. From there, Saratoga Race Course is a few minutes west and Saratoga Lake is a few minutes east. Interlaken and Regatta View are the nearest neighborhoods with shared amenities.

What to know if you’re moving here

Buying in Meadowbrook usually means building. The numbers and the timeline are different from anywhere closer to downtown.

• In a 2025 listing, Belmonte offered to-be-built homes in the development with base pricing starting at $1,639,900, before lot premiums.
• Lots in the development start at roughly 1.75 acres. Redfin’s street data puts the average lot on Winding Brook Drive at close to four acres.
• Property taxes on Winding Brook Drive averaged about $18,800 a year, according to Redfin’s street data. Budget for it along with the mortgage.
• Building takes months, and the builder’s plans and finish options set the price as much as the lot does. Ask exactly what the base price includes.
• Schools are in the Saratoga Springs City School District. Confirm the elementary assignment on the district’s zone map.
• Everything here is a drive, including groceries. Exit 14 makes the Northway commute to Albany easy.

What to do if you’re visiting

Meadowbrook is residential, so there is nothing to tour on the road itself. The golf, the track and the lake are all within a short drive.

• Saratoga National Golf Club is at 458 Union Avenue, close to where Meadowbrook Road meets Route 9P.
• In season, Saratoga Race Course is a few minutes west on Union Avenue.
• Head east to the lake for Lago by Druthers, 550 Union Avenue, on the north shore of the lake.
