South Broadway

South Broadway is the southern way into Saratoga Springs, the stretch of Route 9 that runs from the edge of downtown past Saratoga Spa State Park toward Malta. It is the city’s working corridor: motels and hotels, gas stations, auto shops, restaurants and service businesses, with the state park and the Saratoga Performing Arts Center just off the road. Few people move here for South Broadway itself. They pass through it every day, and plenty of visitors to the city sleep in its hotels.

Where it is

South Broadway starts where Broadway leaves downtown south of Congress Park and runs south as Route 9. The main entrance to Saratoga Spa State Park is at the Avenue of the Pines, where the Lincoln Baths, which opened in 1930, sit at the corner. Geyser Crest is west of the park, and Malta is south. The corridor stays inside Saratoga Springs until the city line.

What to know if you’re moving here

South Broadway is mostly commercial. The residential streets just off it are what people are really considering, and their appeal is the park next door.

• Saratoga Spa State Park covers 2,379 acres, was named a state park in 1962 and became a National Historic Landmark in 1987. Living near it means trails, a golf course and summer concerts nearby.
• Route 9 traffic is steady year-round and heavy on SPAC concert nights, when cars back up toward the park.
• Housing close to the corridor is a mix of older single-family houses, apartments and condos. Expect road noise within a block of Route 9.
• Schools are in the Saratoga Springs City School District, and elementary assignments go by address. Check the district’s zone map.

What to do if you’re visiting

For visitors, South Broadway is mostly a door into the park. Plan to spend the day inside it.

• The Saratoga Performing Arts Center is at 108 Avenue of the Pines, and the main season runs through the summer.
• Next door, the Saratoga Automobile Museum is at 110 Avenue of the Pines.
• The Gideon Putnam hotel sits inside the park at 24 Gideon Putnam Road, and the park’s springs, drinking fountains and walking paths are all around it.
• The Saratoga Spa Golf Course is at 60 Roosevelt Drive.
• From November through April, the Saturday farmers market run by the Saratoga Farmers Market Association moves indoors to the Lincoln Baths at 65 South Broadway.
• If you need a room on the corridor itself, the Holiday Inn at Saratoga Springs is at 232 Broadway.

Good to know

SPAC’s summer season fills the park and the roads around it. On concert nights, give yourself extra time on Route 9 or come in from Route 50. Checked September 23, 2026.
