Geyser Crest

Geyser Crest is a large residential neighborhood on the southwest edge of Saratoga Springs, and part of it is not in the city at all. The neighborhood straddles the city line, with its western streets in the Town of Milton, even though the whole area uses a Saratoga Springs mailing address. Most of the houses went up in the 1970s, on suburban lots with driveways and yards. Our read: it is one of the more approachable places to buy a house in the Saratoga Springs school district, and Saratoga Spa State Park is close by.

Where it is

Geyser Crest sits west of Route 50 and along Geyser Road, southwest of downtown. Geyser Road and Route 50 separate it from the older city grid. Saratoga Spa State Park and South Broadway are a short drive east, and Ballston Spa is a short drive south. The city portion is in Saratoga Springs; the western portion is in the Town of Milton.

What to know if you’re moving here

The first question for any house in Geyser Crest is which side of the city line it is on. That answer affects taxes, services and sometimes schools.

  • Houses on the Milton side pay town taxes and use town services, while houses on the city side pay city taxes. Check the tax bill and the municipality on any listing rather than trusting the mailing address.
  • Most children attend Geyser Road Elementary, Maple Avenue Middle School and Saratoga Springs High School. A small number of homes in the far western section are in the Ballston Spa Central School District.
  • Even inside the Saratoga Springs district, elementary assignments go by address and flex zones, so confirm with the district’s zone map or the registrar at (518) 583-4789.
  • A 1970s build means many houses are on their second or third roof and furnace, and some still have original kitchens and baths. That age is a large part of why prices here run below the historic neighborhoods.
  • This is a car neighborhood. Downtown is a short drive, not a short walk.
  • The Saratogian reported in 2002 that residents had formed a Geyser Crest neighborhood organization. Ask neighbors whether it is still active.

What to do if you’re visiting

There is not much to tour inside Geyser Crest itself. What makes it work for residents is how close it sits to the park and the south end of the city.

  • Saratoga Spa State Park is the big draw, with walking trails, the mineral springs along Geyser Creek and the Avenue of the Pines.
  • Golfers can book a round at the Saratoga Spa Golf Course, 60 Roosevelt Drive, inside the park.
  • For a red-sauce dinner, Mama Mia’s Restaurant is at 185 Ballston Avenue on the way into town.
  • Summer concerts at the Saratoga Performing Arts Center are a short drive east, which is a real perk from June through the end of the season.
