Is it really Saratoga Springs? Addresses, towns and taxes

This guide is for buyers, renters and new residents trying to figure out where a Saratoga Springs address actually is. The short version: the mailing address, the ZIP code, the municipality and the school district are four different things around here, and they do not always line up. The long version is below, with what each one controls and how to check it.

Why this is confusing

The U.S. Postal Service draws ZIP codes around post offices, not around cities. The Saratoga Springs post office serves a large area, so the 12866 ZIP code and a Saratoga Springs mailing address cover land well outside the City of Saratoga Springs. Real estate listings, delivery apps and even some businesses use the mailing address as if it were the location, which is how people end up surprised by a tax bill or a school assignment.

The places that share a Saratoga Springs address

Here are the municipalities most often hiding behind a Saratoga Springs mailing address.

City of Saratoga Springs

The city itself: downtown, the historic neighborhoods, the track, the state park and newer neighborhoods toward the lake. City residents pay city taxes, get city services and can get the free resident parking permit for downtown garages during the summer paid-parking season. Town of Wilton

North of the city, around Exit 15 and the Wilton Mall. Wilton has lower property taxes than the city, which builders advertise heavily, and parts of it are still in the Saratoga Springs City School District. Belmonte Builders‘ Forest Grove development, for example, is in Wilton with a Saratoga Springs mailing address and Saratoga Springs schools, according to Saratoga Living. Other parts of Wilton are in the Schuylerville district.

Town of Milton

West and southwest of the city. Part of the Geyser Crest neighborhood is in Milton, even though the whole neighborhood uses Saratoga Springs addresses, and a few homes in its far western section are in the Ballston Spa Central School District.

Town of Greenfield

Northwest of the city, past Skidmore. The Broadway Historic District even crosses a short way into Greenfield, where North Broadway becomes Glen Mitchell Road.

The lake towns

Saratoga Lake is bordered by the city on the northwest, the Town of Malta on the southwest, the Town of Stillwater on the southeast and the Town of Saratoga on the northeast. Lake houses and businesses with Saratoga Springs addresses can be in any of them. Brown’s Beach, for instance, sits in Stillwater.

Town of Saratoga

Not the same place as the city. The Town of Saratoga is east of the lake and the Hudson and includes the villages of Schuylerville and Victory.

What each piece controls

Once you know the municipality, most of the practical questions answer themselves.

• The municipality sets property taxes, trash and recycling pickup, police coverage, zoning and building permits.
• The school district sets school taxes and school assignment, and district lines cross town lines.
• The mailing address only tells the post office where to deliver.
• City historic district rules only apply inside the city, and only in the designated districts.

How to check any address

A listing can be wrong and a neighbor can be guessing. These checks are reliable.

• Look up the parcel in the Saratoga County real property records, which list the town or city.
• Read the most recent tax bill. It names the municipality and the school district.
• Ask the school district registrar. The Saratoga Springs City School District publishes an attendance zone map and a registrar line at (518) 583-4789, and says its district covers more than 100 square miles across several towns.
• For a business, check whether it pays city sales tax and holds a city license, or simply ask. Our directory files businesses under the postal city on their own address, and we name the actual municipality in the listing when they differ.

What this means for buyers

The same house can cost very different amounts to carry depending on which side of a line it sits on. Our read: compare total annual cost (mortgage, county, town or city and school taxes) rather than list price. A cheaper house in the city can cost more per year than a pricier one in Wilton, and the reverse happens too. Also check what you give up. Some town addresses are farther from sidewalks, city water and sewer.

What this means for visitors

For a visitor, the practical issue is distance. A hotel or rental “in Saratoga Springs” can be 15 minutes from Broadway, and a restaurant “on Saratoga Lake” can be on the far shore. Check the map, not the address line, before you plan to walk anywhere.

Good to know

Town and district lines do not change often, but school attendance zones inside a district can. Confirm school assignments every year you are house hunting.
